You can check the rough plan first with a low cost by Concept Design before design supervision contract.

The design and supervision fee for newly built hotels depends on the construction area (㎡) . It is not dependent on the total floor area.

We don't use a calculation method of what percentage of construction cost.

Business details for new hotel design fees
The work content included in the design supervision fee for newly built hotels is as follows.

In the case of a new construction, it is a small amount compared to the design supervision fee and construction cost, but the following expenses are also charged separately. We can introduce an inspection agency, surveying company, ground survey company.

The business contents included in the interior and design fees for hotels and inns are as follows.

Rough estimate of hotel construction cost
The exact hotel construction cost will be determined by this estimate after detailed design.
In “ flow from design to completion ”, it is the stage of “ 3 quotation adjustment/confirmation application: this quotation/quotation adjustment ”.
We can give you rough estimate of construction costs after Concept Design, but it is not exact.
We will calculate the approximate construction cost expected from our abundant experience so far.
There are two major costs for hotel construction, "a design supervision fee" and "a construction cost".
Design supervision fees can be provided after Concept Design.
The design supervision fee is about 15% of the construction cost, so the "construction cost" accounts for the largest portion of the plan.
It is very important to know the approximate construction cost of a hotel in advance, and it can be calculated with a simple calculation.
How to obtain the estimated construction cost for hotels (standard)
Estimated construction costs for newly built hotels depend on 1. Types of building structure 2. Construction area 3. Region.
The following is the standard for the construction cost of each structure per tsubo (1 tsubo is approximately 3.3 m2).
Not only the building itself but also the interior work is included.
1. Unit price per tsubo depending on the type of building structure

RC structure: 1.2 million yen ~/tsubo

Steel structure (S structure): 900,000 yen ~/tsubo

Wooden construction: 700,000 yen ~/tsubo
2. Unit price per tsubo depending on construction area
The construction area is the floor area that is actually made. Total floor area does not include the area under the balcony or eaves.
As the building get larger and the construction area increases, the unit price per tsubo decreases.
If the specifications are the same, the unit price of a smaller building will be higher.
3. Unit price per tsubo depends on region
In metropolitan areas such as Tokyo, labor costs are high, so the unit price per tsubo is also high.
The price per tsubo decreases as you go to rural areas.
