If you want to ask detailed design to a construction company, or a simple building plan, it will be work & reduce the design cost.

Since construction supervision is not performed, the quality of the building depends on the construction company ability.

Total Design Supervision

The plan is for us to do the Concept & Schematic Design and bid on the design and construction of the construction company.

We will propose a design concept, design the exterior and exterior space of the building, and design the entrance and other common areas. From a design point of view, we will propose the main design principles through an analysis of the surrounding area and customer targets. We also compile specific design documents for the interior, colors, lighting, furniture, art, signage, etc., and select the finishing materials and give instructions to the construction company's detail designer.

 
 

Concept Design Fees

Flow from design to completion (upper figure)

The above diagram is a rough flow from the start of planning to the completion of the building in Japan.

You can check the rough plan first with a low cost by Concept Design before design supervision contract.

In Concept Design, you will find out the following.

  • How much volume can be built on the site

  • Floor plan

  • Approximate Estimated Construction Cost

  • Total Design & Supervision Fee

  • Schedule from start to completion

  • Realization possibility for desired building

  • Images for exterior & interior

You will be charged for Concept Design, and its amount will be charged depending on the requests.

We will undertake according to the customer's required drawing contents.

1. Site survey fee : 28,000 yen (tax included)

  • Site legal survey

  • Confirmation with the government office

2. Drawing fee : 28,000 yen (tax included) x number of drawings (sheets)

  • Plan, layout, image → The amount is determined by the number of sheets

  • Rough estimated construction cost, design fee (free)

  • Schedule (free)

* If you make a design contract with us, Concept Design Fee will be free and included in the total design supervision fee.

28000 yen + 28000 yen x 3 sheets = 112000 yen

[Concept Design Fee Estimate ex.2] Newly built hotel

2 stories building, 2 floor plans, 1 exterior image, 1 interior image

→ Site inspection fee + 2 floor plans + 2 image drawings

28000 yen + 28000 yen x 2 sheets(plans) + 28000 yen x 2 sheets(images) = 140000 yen

[Concept Design Fee Estimate ex.3] Interior design → No site survey fee

Five-story existing hotel interior design. 1st floor plan: 1 sheet, 2nd-5th same floor plan: 1 sheet.

I would like to create 4 inside images (1st floor lobby: 2 sheets, 2nd floor guest room: 2 sheets).

→ 2 drawings + 4 images

28000 x 2 + 28000 x 4 = 168000 yen

 

Design & Supervision Fee for Newly Built Hotel

 
  • The above fee are for Design & Supervision plan. For other plans, please ask for a quote.​

  • The design and supervision fee for newly built hotels depends on the construction area (㎡) . It is not dependent on the total floor area.

  • We don't use a calculation method of what percentage of construction cost.

  • ​Design & supervision fee above is for one building. In the case of an annex, a discount will be applied and a separate estimate will be given.

  • We will show you specific amount of design & supervision fee at Concept Design phase that construction area has been decided in. Please think fee above is base amount.

  • ​The fee above includes 10% consumption tax in Japan.

  • It is a building design supervision fee in Japan. Please contact us as we will quote separately for overseas projects.

  • ​The above is the design supervision fee. It is not the construction cost.

  • If you make a design & supervision contract with us after Concept Design, the Concept Design Fee will be free and will be included in the total design fee.

 

* On July 28, 2020, we revised the hotel design supervision fee and lowered the price .

*In order to improve work efficiency, the price is set about 25% lower than the design fee of a major design office.

Business details for new hotel design fees

The work content included in the design supervision fee for newly built hotels is as follows.

  • Architecture and interior design (concept design, schematic design, detailed design)

  • Construction supervision (check and confirm on site whether the our design is properly constructed)

  • Equipment design

  • ​Structural design

  • Correspondence of government office, public health center, fire fighting (response to confirmation application, hotel business law, fire fighting law, ordinance and other regulations)

In the case of a new construction, it is a small amount compared to the design supervision fee and construction cost, but the following expenses are also charged separately. We can introduce an inspection agency, surveying company, ground survey company.

  • Expenses paid to the inspection agency for confirmation application → Payment to the inspection agency

  • Expense for surveying the site → Please pay to the surveying company

  • Ground survey cost on site → Please pay to the ground survey company

  • ​Transportation expenses and accommodation expenses if far from Tokyo (if required)

 

Design supervision fees for interior design & renovation of hotels

Hotel interior/renovation design fee = Construction cost x Design fee rate (%)

  • The above fee are for Design & Supervision plan. For other plans, please ask for a quote.​

  • The design supervision fee for interior design and renovation is the construction cost x design fee rate (%).

  • It is not a calculation method based on the construction area.

  • ​The specific amount will be announced at Concept Design phase, so please consider the above as a guide.

  • It is a design supervision fee in Japan. Please contact us as we will quote separately for overseas projects.

  • If you make a design & supervision contract with us after Concept Design, the Concept Design Fee will be free and will be included in the total design fee.

Interior Design and Renovation Work

The business contents included in the interior and design fees for hotels and inns are as follows.

  • Interior design (concept design, schematic design, detailed design)

  • Construction supervision (check and confirm on site whether the designed one is properly constructed)

  • Facility design

  • Correspondence of government office, public health center, fire fighting (response to confirmation application, hotel business law, fire fighting law, ordinance and other regulations)

In the case of interior design and renovation, the following costs will be charged separately.

  • Building design performed as an architect's business (structural change, etc.)

  • ​Structural calculation, equipment design, acoustic design → Mostly not required for interior design

  • Art work design such as textiles, curtains, special lighting, walls, monuments

  • Selection of small items such as works of art, decorations, exhibits, and tableware

  • Logo design fee

  • ​Transportation expenses and accommodation expenses if far from Tokyo (if required)

 

Rough estimate of hotel construction cost

 

The exact hotel construction cost will be determined by this estimate after detailed design.

​In “ flow from design to completion ”, it is the stage of “ 3 quotation adjustment/confirmation application: this quotation/quotation adjustment ”.

We can give you rough estimate of construction costs after Concept Design, but it is not exact.

We will calculate the approximate construction cost expected from our abundant experience so far.

There are two major costs for hotel construction, "a design supervision fee" and "a construction cost".

Design supervision fees can be provided after Concept Design.

The design supervision fee is about 15% of the construction cost, so the "construction cost" accounts for the largest portion of the plan.

​It is very important to know the approximate construction cost of a hotel in advance, and it can be calculated with a simple calculation.

How to obtain the estimated construction cost for hotels (standard)

Estimated construction costs for newly built hotels depend on 1. Types of building structure 2. Construction area 3. Region.

The following is the standard for the construction cost of each structure per tsubo (1 tsubo is approximately 3.3 m2).

Not only the building itself but also the interior work is included.

1. Unit price per tsubo depending on the type of building structure

  • RC structure: 1.2 million yen ~/tsubo

  • Steel structure (S structure): 900,000 yen ~/tsubo

  • Wooden construction: 700,000 yen ~/tsubo

2. Unit price per tsubo depending on construction area

The construction area is the floor area that is actually made. Total floor area does not include the area under the balcony or eaves.

As the building get larger and the construction area increases, the unit price per tsubo decreases.

If the specifications are the same, the unit price of a smaller building will be higher.

3. Unit price per tsubo depends on region

In metropolitan areas such as Tokyo, labor costs are high, so the unit price per tsubo is also high.

The price per tsubo decreases as you go to rural areas.

Please let us know the following matters when making inquiries.

Structural type (RC structure, steel frame, wooden structure)

Grade: want to keep it simple, give it a sense of luxury, etc.

Total floor area (if you know) →If you do not know, ask for Concept Design.
